The University District Real Estate

The University District in Seattle is a fairly large residential and commercial neighborhood that surrounds the University of Washington.  The University itself spreads over a huge area, and comprises of 17 different schools with approximately 48,000 students enrolled in undergraduate and graduate school.  The surrounding areas make for an absolutely ideal place to live, whether you are a family looking for an exciting place to grow up, or a young adult looking for your first home.  Though all Seattle districts area informal, the general agreed boundaries of the University Districts stops at I-5 to the west, the north by Ravenna Boulevard, and by the Lake Washington Ship Canal to the south.  University Village is a shopping center located just northeast of the campus, and offers a conglomeration of funky and fancy shops and stores in one convenient area.  None of the stores are interconnected, so the alienating feel of a massive shopping mall is absent.  You can stroll along the pedestrian-only lanes and window shop to your heart’s desire.  During Christmas, the Village is decorated to the nines, and feels more like a winter wonderland than a shopping destination.  Because of the University and this shopping haven, this neighborhood has fast become a highly desirable place to live in.  The whole area has the feel of a smaller, younger, safer and funkier version of downtown Seattle.  The Ave is another highly popular area in the midst of the University District.  It is definitely the commercial center of the area.  While the place known as “The Ave” is technically only approximately an 8-block stretch of University Way (not an “Ave” at all), it is always jam-packed with students, professors and locals.  This street was forever immortalized by the Seattle-based hip hop group The Blue Scholars in their song “The Ave” with the catchy lyric, “Cut class, get your education on the Ave.”  Some of the best Thai food in all of Seattle is located on these blocks, along with a plethora of other very affordable restaurants, used bookstores, coffee shops, clothing boutiques, taverns and movie theaters.  The University District is home to the artistic, driven, hip residents of Seattle, and it is evident in the stores as well as the homes.

Homes in the University District are understandably popular.  Depending on where you are looking, you can find amazing steals on a smaller residence, or live in the height of contemporary class.  If you want a true city-living experience, condos are available that still retain the exposed brick charm of old Seattle.  For the student, homes around the University can be very affordable, and it is always a good investment to buy a home to rent out to students.  There are tons of small, classic homes on residential streets closer to the school that are mostly populated by students.  There have been several brand new condominiums built just outside University Village that utilize all of the modern amenities a buyer could want.  Walk out your door to buy fresh produce in the weekly Famer’s Market on the Ave, or stroll through the bookstores with a cup of local coffee.  Experience true high-end dining near the Village, and couple that with views from your condo that extend all the way to the Arboretum.  Whether you want the college feel of “The Ave,” or the high-class ambiance of “The Village,” this whole area promises a unique style of living not easily found elsewhere. 

Foreclosures Listings Near UW

Foreclosures in the University District are becoming more popular lately, which can be great for the potential home buyer.  While the financial situation is unfortunate, it means that home buyers can find deals way below market price more easily than before.  Homes in foreclosure can mean huge discounts.  While it is true that buying a bank owned home, or REO home, can be time- consuming, it is definitely something for the patient buyer to consider.  University District short sales may be another option, as a short sale puts less stress on the seller.  A short sale means that the seller and the bank are in agreement to sell the house, which doesn’t ruin the seller’s credit.  This route still provides the potential buyer with deals far below market value.  Buying a distressed home in the University District may not be right for everyone, but it can provide the right person with their dream home at an absolutely unheard-of price.
